Q.) How does it work to purchase a property all cash and close in house with you?
A.) It is free to close for all cash in House with Landed Ground. For the details, please read our article on closing in house with us Linked HERE.

Q.) Can you Hold a property for me ?
A.) Yes, we usually offer Hold Options On Our Properties. You can find the exact details on the Hold available for a specific property by clicking on the “Purchase” button inside of a property listing. Hold Fees are not refundable, however, when you Hold a property, you take it off the market and reserve it for yourself while doing detailed research on the property, or planning a visit if you are from out of the area. Q.) How do I know you are a legitimate company?
A.) Greenhorn Valley Land LLC DBA Landed Ground has been in business since 2018 and is currently registered to conduct business in Wyoming, Colorado, and California with their respective secretary of state offices. You can verify this yourself by searching the state secretary of state websites. Our founding principal has been involved in vacant land for more than a decade. Landed Ground is our “Doing Business As” Name. We initially started selling land in an are of Colorado called the Greenhorn Valley (Colorado City), but when we opened our doors to the public, “Greenhorn Valley Land LLC” didn’t make as much sense as “Landed Ground.” If you are really apprehensive, you are always welcome to close on any property we have for sale through a state licensed, independent third party licensed Title + Escrow (at Buyer’s Expense.)

Q.) Am I getting full ownership of the property if I purchase a property from you?
A.) Yes, All properties we sell are “Fee Simple.” This means you are getting the full ownership of the property subject to any recorded easements, covenants, and zoning, etc. These are not Timeshares or Fractional Ownership, etc.

Q.) Do you charge any commissions or extra fees on your properties?
A.) Since we are not brokers or middlemen, you can often save on those fees and commission by working with us. We do not charge any broker or agent fees and the prices we advertise are the out the door prices, with no additional closing fees if you close in house with us.

Q.) I am already working with a realtor/agent/broker, can you help me?
A.) Please have your real estate agent call us directly at (323) 800-8379. NOTE: Your real estate agent must be licensed in the state where the property is located, we can not work with out of state agents. For example, we can not work with a Nevada Real estate agent on a California Property. Because our properties are usually discounted to market, please understand that we are not always able to offer high commissions to agents.

Q.) Can I make an offer/are the price or terms negotiable?
A.) All offers must be signed, binding, and submitted to Landed Ground in writing. Offers must include pertinent details like your name, address, a closing date, and specify if the transaction will include Title + Escrow, etc. Only Signed and Binding offers will be reviewed. You should only make an offer on a property if you are 100% sure you wish to purchase it. We do not accept offers with inspection contingencies. If you wish to simply take a property off the market for additional research or to visit it, please use the “Hold” option on the property listing. For offer submissions that are less than 80% of our listing price, we may require you place a good faith deposit with us in conjunction with your offer submission while we evaluate your offer.


Q.) Can I use an Independent third party Title and Escrow to purchase a property from Landed Ground?
A.) Yes. Please note that Closing in House with Landed Ground is free, however, we are happy to work with any properly Licensed and Bonded in state Escrow or title officer at Buyer’s Expense. If you already have an escrow officer in mind, Please have them call us directly at 323 800-8379. Title insurance is available on All Properties as well at Buyer’s Expense. If you choose to use a third party Title and Escrow, any and all extra fees for the transaction would be a Buyer Expense. Additionally, please note that Closing with title and escrow can take as long as 45-60 Days. Escrow/title fees vary by vendor and even by County with the same vendor. In some rural counties in northern California there are a limited number of Title companies licensed, and the existing incumbent title companies charge significantly higher fees than other, out of area title companies.
If you are unfamiliar with California Escrow, please see our article on Escrows. Additionally, we typically require a minimum earnest money deposit of $ 1,500.00 to open escrow. The difference between the website deposit and the $ 1,500.00 would be deposited to Escrow. For example: if the Earnest Money deposit on our website for a property is $ 350.00 , and you wish to use Escrow, you would deposit the remaining balance $ 1,150.00 with the Escrow, typically within three business days of signing your purchase agreement.

As a reminder, since these are vacant lots, we generally can not entertain any inspection contingencies on cash purchase or on installment sales of our properties. If you wish to take a property off the market for detailed due diligence, to visit the property, or other inspection related tasks, you can use the “Hold” Option on the website (See our Article On Holding Properties Here). All funds submitted via the website are considered Earned upon receipt with Landed Ground, so its important you do your property research before putting a property into escrow.

Q.) Do you have anything to do with a Real Estate Company called “Landed”?
A.) No, we have no affiliation with the company “Landed.”

Q.) I am confused and am looking for the Property Owner’s Association for the land you are selling.
A.) We are not affiliated with any of the property owner associations for the properties we are selling. If you are looking for those websites, please go back to google or feel free to text us at 323 800 8379 and we will forward over the link for the association you are looking for.

Q.) Are you realtors and are there any extra agent or broker fees? Can you help me sell my property?
A.) We are not real estate agents/brokers and We Can NOT sell your property for you. If you wish to be referred to a local realtor for your property, please submit an inquiry and if we have an agent/broker in the area with your property who we trust, we can refer you. Please note that in some jurisdictions we have been unable to find realtors who want to list vacant land properties in the price range we operate in.

Q.) I have a property to sell, will you buy it?
A.) We would be happy to make an offer on your property. Please email us at sellmyland@landedground.com and we will be happy to review your property and make an offer.

Q.) Can someone meet me in person at the property?
A.) As you can see we are selling property across the American west. While we are happy to send you Google Maps Pines, we are generally unable to meet anyone in person at the properties we have for sale. If you wish to have someone meet you in person, or if you need some in person guidance, we recommend hiring a local real estate agent to help you.


Q.) Why are your properties so cheap?
A.) We specifically focus on offering properties in areas that are still relatively affordable! Some areas, like Modoc County, CA. are absolutely beautiful but very remote and rural. There is no Costco, McDonalds, Wal Mart or Home Depot in Modoc County, for example. Additionally, there are limited job prospects in this area. This is why the area is still relatively affordable ! Alturas, the county seat, has several shops, stores, and restaurants… but it is certainly not Beverly Hills.


Q.) I need help with my construction project, can you help me?
A.) Unfortunately, we do not have the band width to consult on specific land use questions and construction tasks/questions. We do provide a due diligence link in all of our listings to help you with your due diligence and we are always happy to steer you towards the local area contacts who can help you!
